Often times renters are gathering info and consulting with others, which make take time...so I think the 20 minute thing will cause more work than it helps. What are others seeing with this?

It doesn't start the 20 minute timer until they commit to confirming the booking (or the quote, if you're sending them one).

So they can get a full quote and shop around for days (weeks?) before proceeding to the part where they are putting money down.

Only then does the 20-minute come into play.

It seems to work quite well, but it is configurable, so let me know if you want to change it.

Oh ok, that make sense then As long as it's not blocking the calendar till paid that works for me! I think part of what happened was even on my website it shows the admin mode (which does show up on the calendar of course) unless I use chrome incognito when testing..

Yes that's right - it will treat you very differently when you're signed in as the account owner, than a random guest. When in doubt, look to see if the dark purple "admin mode" bar is at the top...
