I release our calendar three months at a time. I'm trying to figure out how to block off April-December while making January to March available. The only thing I've figured to do is set it as Owner-Reserved. Is this the only way to do this? TIA.

Pretty much, yes. You can set it to any status you like ("Maintenance", "Owner Reserved", etc.), and just remove the amounts. And that will block off the dates.

If I want a day set aside to simply do maintenance but it is not an overnight stay is there anyway to simply block the day on the calendar?

Since all vacation rentals are based on "nights", and not (partial) days, I would say no there's no way to do that. Maybe an example would help illustrate this: can you tell me a typical maintenance "day" like this? When do they show up, and when do they leave? Do you permit the previous night to be booked? Do you permit the night of that maintenance day to be booked?
